General information:
Each owner is the exclusive owner of his/her corresponding parcel. Each parcel has a prorated part of the shared surface areas and facilities that are, among others: the Club House, the Nautical guard, the Private Port and its Berth, the Recreational Coast zone. All facilities and buildings comply with the laws and rules in force. El Puertito Boating Village responds to Uruguayan law 17,292 – Urbanization of Condominium – All owners, as per internal rules, are part of the Meeting of Owners, maximum authority of the condominium, which defines the rules for the exploitation, administration and maintenance of the shared spaces of El Puertito Boating Village.

Purchase of a parcel:
A Promise of purchase (Sale agreement) is enrolled and registered pursuant to the prices specified in the list of prices.

Payment:
Signature of the promise of purchase (sale agreement): 10% Balance within 30 days term after the signature of the promise of purchase (sale agreement).

Financing plans:
A different schedule is also possible with a personalized financing plan.

Building of the House:

An attractive “turnkey” formula is proposed by Ría Costera, an Uruguayan corporation of Swiss capital, made up by a multidisciplinary team of international specialists, in charge of the development and management of the entire project as commissioned by the owner corporation, Verde Sierra.

The turnkey price includes:

  • The building of the house as per specifications.
  • Professional fees of the project and construction management.
  • Request and management of the construction permit and final completion
    certification (to the Architecture Commission and the Municipal Authorities).
  • Management of the construction registers in relation with the competent fiscal
    organisms.
  • Expenses for map copies (that shall have the client’s approval).
  • Leyes sociales y servicio de gestoria (B.P.S. y M.T.T.S.S).
  • Social benefit laws and management service (B.P.S. – Social Welfare Bank
    and M.T.S.S. – Ministry of Work and Social Security).
  • Security and hygiene service.
  • Compliance of the environment management plan.

For each parcel, a preliminary plan of residence exists, taking into consideration the land’s topography and the guidelines defined by the internal rules, which will serve as a basis for the definition of the Personal Project of each owner.

Construction term: 10 – 12 months depending of the project

The owner of a parcel can build by himself his residence based on his own project.
In this case, he shall present a project to the Architectural Commission for final approval before presentation to the Municipal Authorities of Maldonado, according to the law.
The same Commission will be responsible of the surveillance of the building’s conformity with the internal rules. The Commission expenses are in charge of the owner.
